1.0 INTRODUCTION AND PROPOSED DEVELOPMENT: <br />1.1 Description of Site: The project consists of two parcels totaling 162"- acres, located at <br />23982 Village Drive and 29450 State Route 88, Clements, California. The project is in an <br />agricultural community and is zoned AG -80. The project Assessor's Parcel Numbers are <br />009-300-06 & 11. <br />Description of proposed development: The purpose of this project is to create two home sites <br />and a horse training facility. There are no new parcels being proposed. <br />1.2 Parcel vicinity location map: (See Appendix). <br />1.3 Site map: (See Appendix). <br />2.0 PAST, PRESENT, AND PROPOSED FUTURE USES OF THIS SITE• <br />2.1 Discussion of Past, Present uses at the site to assess potential problems: The present owner, <br />I" Development, has owned this property for the past 6 years. The past and present uses of the <br />property have been for a grazing land. <br />3.0 EXISTING AND PROPOSED SEPTIC TANK USAGE SECTION: <br />3.1 Description of Existing on-site septic tank usage: The existing 162+/- acre parcels have <br />no improvements other than a rock driveway. <br />3.2 Site Septic Permit History: Research for septic permits revealed no permits for the subject <br />parcel. (See Appendix) <br />3.3 Discussion of On-site Repair History: There is no history of septic repair/addition on subject <br />parcel. <br />3.4 Description of Existing Septic Tank Usage in the General Area: Septic systems in the <br />general area consists of what seam to be standard systems consisting of leach lines and seepage <br />pits. <br />3.5 General area septic permit history (number/types/dates of permits, age of system, <br />permit numbers, copies in report): In searching permits for septic systems in San Joaquin <br />County Environmental Health Department records, the septic systems in this general area range <br />in installation dates from 1988 to 2006. (Copies of permits are included within the report.) <br />3.6 Discussion of general area septic tank repair history: Repair history of the septic systems <br />in this area reveal that the leach lines and seepage pits have resulted in consistent unerring <br />performance. (See Appendix) <br />3.7 Description of proposed or expected maximum (including second unit dwellings) septic <br />tank usage on site: There are immediate plans for construction. However, each parcel is entitled <br />to a primary residence and a second unit dwelling. Any new septic systems must be constructed <br />under a permit. <br />
