Hogue (c/o <br /> Saumbach & Piazza) <br /> ------------------------------------------------------------------ <br /> Comments : <br /> • The project site has a General Plan designation of Rural Resi- <br /> dential and is zoned RR-65 - The project site encompasses 17 . 2 <br /> acres which are to be subdivided into ten lots of approximately <br /> 1 . 5 acres in size. <br /> • Although the Planning Title normally restricts cul-de-sac streets <br /> to six hundred (500) feet in length, in this instance since <br /> only ten (10) lots are to be served, the Planning Division does <br /> not have a problem with the length of the cul--de-sac as long <br /> as it meets Public works standards. <br /> ° Under Section 9-5005 in the Rural Residential Chapter, lots <br /> whose side lot lines are approximately radial to the turnaround <br /> on a cul-de-sac , shall have a minimum lot width of one hundred <br /> (100 ) feet measured along the front setback line. Lot 6 does <br /> not appear to measure one hundred (100) feet at the thirty <br /> (30) foot setback line. <br /> ° The estimated 65 db CNEL contour is 163 feet from the edge <br /> of Eight Mile Road. The planned right-of-way for Eight Mile <br /> Road is 84 feet . <br /> The proposed street name for the cul-de-sac is La Morada Lane. <br /> This name is too similar to Morada Lane and La Mirada. <br /> ° Development requirements for the Rural Residential area specify <br /> that sewage disposal may be provided by septic tanks. However , <br /> in Rural Residential areas with parcels less than two (2) acres , <br /> a water system serving the entire development shall be provided <br /> by an existing agency, or by a new district and drainage is <br /> to be provided by a public drainage system serving the entire <br /> development. <br />
