COMMENTS ON DEVELOPMENTS <br /> MS-93-98 <br /> 3 . An Irrevocable Offer of Dedication to result in a twenty-five <br /> foot (251 ) wide right-of-way shall be required across the <br /> northerly property line of APN 059-080-01. <br /> (Development Title Section 9-860. 4) <br /> 4 . The Traffic Impact Mitigation Fee will be required when <br /> parcels are developed. The fee is due and payable at the <br /> time of building permit application. (The fee currently is <br /> $3 , 175. 00 per single family dwelling unit in the Lodi area. <br /> The fee shall be automatically adjusted July 1 of each year by <br /> the Engineering Construction Cost Index as published by the <br /> Engineering News Record. ) <br /> (Resolution R-90-304 , R-91-1025) <br /> 5. The Water Supply Facilities Impact Mitigation Fee will be <br /> required when parcels are developed. The fee is due and <br /> payable at the time of building permit application. (The fee <br /> currently is $1, 142 . 76 per single family dwelling unit. The <br /> fee shall be automatically increased on January 1 of each year <br /> at the rate of 6 . 9 percent. An additional 3 . 5 percent shall be <br /> added to the fee upon payment for processing and administering <br /> the program. <br /> (Resolution R-91-327) <br /> 6 . The frontage improvements for Ham Lane across Parcel 1 shall be <br /> constructed in conformance with the standards for one-half of <br /> a 60-foot right-of-way rural collector road. The construction <br /> of the frontage improvements will be deferred, upon execution <br /> by the owner of a Deferred Frontage and Roadway Improvement <br /> Agreement or a Secured Deferred Frontage and Roadway <br /> Improvement Agreement with a deposit equivalent to their <br /> estimated construction costs prior to approval of the Parcel <br /> Map. (A $260. 00 fee currently is required for processing per <br /> Development Title -Table 9-240. 2 in addition to a copy of the <br /> Grant Deed, recording fee, legal description of Parcel 1 and an <br /> estimate. The estimate and legal descriptions shall be <br /> prepared by a Registered Civil Engineer with a typical section <br /> drawing on a form to be supplied by the Public Works Department <br /> and submitted to the Public Works Department for approval. As <br /> an option the Department of Public Works will prepare the <br /> drawing with estimate for an additional fee of $115 . 00. ) <br /> (Development Title Section 9-1100. 3) <br /> 7 . All easements of record shall be shown on the Parcel Map. <br /> (Development Title Section 9-910. 20) <br /> 2 <br />
