DESIGN STANDARDS <br /> INTERNATIONAL PARK OF COMMERCE SPECIFIC PLAN * PHASE 2 <br /> 4 . 1 INTRODUCTION <br /> ,.� The design guidelines set forth in this chapter are <br /> not absolute standards but rather a framework <br /> to foster high quality industrial and warehousing <br /> development that is aesthetically pleasing, <br /> environmentally responsible and enhance <br /> economic vitality. The guidelines are to be used <br /> in conjunction with the Development Standards <br /> in Chapter 3. Chapter 8 outlines the Development <br /> Review process that will utilize these guidelines <br /> to evaluate development applications in order to <br /> make the necessary findings for project approval. <br /> Design Goals <br /> The goal of the design guidelines is to develop <br /> facilities that: <br /> 1. Continue to create a sense of place that <br /> _ compliments Phase 1 of the International Park <br /> of Commerce I through quality construction <br /> and well-designed buildings; <br /> 2. Guide site planning and building orientation <br /> to capitalize on the location and unique <br /> opportunities each site presents; <br /> 3. Maintain a consistent landscape theme <br /> with Cordes Ranch (International Park of <br /> f <br /> Commerce) and create a unifying design <br /> element between the projects and street <br /> corridors; <br /> _- 4.
