S <br />5. Water system or methods shall conform to the re- <br />quirements of the Local Health District and the Department of <br />Public Works. <br />6. An adequate water supply for fire protection with <br />fire hydrants and connections shall be installed in conformance <br />with the requirements of the County Fire Warden and Tracy Fire <br />District. <br />7. Mandatory homeowners' association shall be formed <br />prior to the acceptance of the Final Map to provide for the <br />operation, maintenance and improvements of storm drainage systems, <br />water systems, road systems, street lighting systems, sewer <br />systems, and solid waste disposal. <br />8. The subdivision shall contain 42 units maximum. <br />9. In lieu of conveyance of park land to the County, as <br />prescribed in Section 9-1450 of Ordinance 2634, as amended, the <br />developer shall contribute fees of equivalent value as defined <br />in said section. <br />10. A Preliminary Soil Report as prescribedin Section <br />9-1507 of Ordinance 2634, as amended, shall be required. <br />11. Access to Mount Oso Avenue and Schulte Road shall <br />be restricted. A fence shall becnnstructed along said right <br />of way, as described in Section 9-1800 of Ordinance 2634. <br />12, Emergency access to the development from both <br />Schulte Road and Mount Oso Avenue shall be provided. <br />/ 13. Municipal water and sewer services shall be provided <br />when available. Sewer and Water lines shall be installed at <br />the time the project is developed so that connections can be <br />made when service is available. A temporary package sewage <br />treatment plant meeting the requirements of Local Health <br />District may be used until services are available. <br />14. Schulte Road and Mount Oso Avenue are to be dedicated <br />and improved to City of Tracy standards. <br />PASSED AND ADOPTED this 26th day of February, 1980, by the <br />following vote of the Board of Supervisors, to wit: <br />AYES: Supervisors BARBER, YOSHIKAWA, WILHOIT, ALVA, FONDSE <br />NOES: NONE <br />ABSENT: NONE <br />
