CONDITIONS OF APPROVAL <br /> MS-00-14 <br /> Goehring <br /> Minor Subdivision Application No. MS-00-14 was approved by the San Joaquin County Community <br /> Development Department on August 23, 2000. The effective date of approval is September 2, 2000. <br /> This tentative map approval will expire on September 2, 2003,which is three years from the effective <br /> date of approval,unless(1) all Conditions of Approval have been complied with and (2) a Parcel Map <br /> has been filed with and accepted by the County Surveyor. <br /> Unless otherwise specified,all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to approval of the Parcel Map. Those Conditions followed by a Section Number have been <br /> identified as Ordinance requirements pertinent to this application. Ordinance requirements cannot <br /> be modified,and other Ordinance requirements may apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (StaffContact: Chandler Martin,468-3144) <br /> a. TENTATIVE MAP: The Parcel Map shall substantially conform with the approved tentative map <br /> submitted May 31, 2000. <br /> b. LOT SIZE AND WIDTH: The following lot size and width regulations shall apply to this map: <br /> (1) All parcels shall have a minimum lot width of 330 feet, measured at the front yard setback line. <br /> (Development Title Section 9-610.4) <br /> (2) All parcels shall have a minimum lot area of 40 acres.(Development Title Section 9-610.2) <br /> c. ACCESS: The following access requirements apply and shall be shown on the Parcel Map: <br /> (1) The existing 25-foot-wide private easement for access to Parcel 1 and the remainder, along the <br /> extension of DeVries Road, shall be included in the Certificate of Compliance. (Development <br /> Title Section 9-1150.15) <br /> (2) The existing easement for access to Parcel 1 (10 feet along the south boundary of the east 1313 <br /> feet of Parcel 1) shall be included in the Certificate of Compliance. (Development Title Section <br /> 9-1150.15) <br /> (3) The following note shall be placed on the Certificate of Compliance: <br /> A. At the time of development of Parcel 1 or the remainder, the entire length of the private right- <br /> of-way for the parcel or remainder to be developed shall be constructed and maintained to <br /> the standards required by Section 10.207 of the Uniform Fire Code and applicable San <br /> Joaquin County Improvement Standards.(Development Title Section 9-1150.15[c]) <br /> 2.
