The terminal drainage must be completed prior to <br />additional development in this area. <br />In order to insure adequate drainage for the subdivision, a <br />preliminary master storm drainage study has been prepared by <br />the applicant's engineer. Final approval of the master plan by <br />the Department of Public Works will be required prior to appro- <br />val of the final map. Specific conditions of approval relative <br />to storm drainage have been developed. <br />Fire Protection: <br />Fire protection will be provided by the Manteca -Lathrop Fire <br />District, whose main station is located approximately 1,500 <br />feet from the subdivision. The District indicates that fire <br />hydrants built to District specifications will be required and <br />recommends that roofing material be of a noncombustible type to <br />minimize fire hazards within the subdivision. <br />Schools: <br />The project is within the Manteca Unified School District, <br />which has been certified by the Board of Supervisors as <br />"overcrowded." As a result, any new residential subdivision <br />development is subject to the payment of development fees pur- <br />suant to Section 9-9280, et seq, of the Planning Title. <br />HAZARDS/CONSTRAINTS: <br />Flooding: <br />The project site may be included in revised flood hazard maps <br />prepared by the Corps of Engineers. The proposed flood eleva- <br />tion is 16.5 feet, while the project site ranges between 12 and <br />18 feet of elevation. Should the revised flood hazard maps <br />become effective prior to recording the final subdivision map, <br />floodproofing of all residential structures will be required. <br />A condition of approval to address this issue has been <br />developed. <br />CONSIDERATIONS: <br />The Wildflower Estates project is one of several residential pro- <br />jects proposed for the Lathrop area. Cumulative environmental <br />effects may result from these projects, especially traffic cir- <br />culation, public services, and facilities. Refer to the Traffic <br />Circulation section under the Facilities/Services portion of this <br />staff report. <br />
