In order to insure adequate drainage for the subdivision, a preliminary master storm drainage study has been prepared by the applicant's engineer. Final approval of the master plan by the Department of Public Works will be required prior to appro- val of the final map. Specific conditions of approval relative to storm drainage have been developed. Fire Protection: Fire protection will be provided by the Manteca -Lathrop Fire District, whose main station is located approximately 1,500 feet from the subdivision. The District indicates that fire hydrants built to District specifications will be required and recommends that roofing material be of a noncombustible type to minimize fire hazards within the subdivision. Schools: The project is within the Manteca Unified School District, which has been certified by the Board of Supervisors as "overcrowded." As a result, any new residential subdivision development is subject to the payment of development fees pur- suant to Section 9-9280, et seq, of the Planning Title. HAZARDS/CONSTRAINTS: Flooding: The project site may be included in revised flood hazard maps prepared by the Corps of Engineers. The proposed flood eleva- tion is 16.5 feet, while the project site ranges between 12 and 18 feet of elevation. Should the revised flood hazard maps become effective prior to recording the final subdivision map, floodproofing of all residential structures will be required. A condition of approval to address this issue has been developed. CONSIDERATIONS: The Wildflower Estates project is one of several residential pro- jects proposed for the Lathrop area. Cumulative environmental effects may result from these projects, especially traffic cir- culation, public services, and facilities.
