Item No. _ <br />PC: 1-8-87 <br />SU -87-2 <br />Page 8 <br />RECOMMENDED CONDITIONS OF APPROVAL <br />1. Planning Division: <br />a. A park and recreation in -lieu fee shall be paid pursuant <br />to Section 9-7261 of the Planning Title. <br />b. The subdivider shall pay school district fees as required <br />by Sections 9-9280 through 9-9284 of the Planning Title. <br />c. If revised Flood Insurance Rate Maps which affect the sub- <br />division are adopted by the U. S. Department of Housing <br />and Urban Development prior to the filing of the final <br />map, all residential structures shall be floodproofed. <br />d. Pursuant to Section 9-005(c) of the Planning Title, this <br />subdivision shall be provided with sewer service at the <br />time of final map recordation. A letter shall be sub- <br />mitted from the serving entity stating that these services <br />are either bonded for or are in place, prior to final <br />approval. <br />2. Department of Public Works: <br />a. All improvements shall be in conformance with the <br />Improvement Standards and Specifications of the County of <br />San Joaquin. All improvement plans and specifications <br />must be approved by the County of San Joaquin Department <br />of Public Works prior to approval of the Final Map. <br />b. If improvements referred to herein are not completed prior <br />to the approval of the Final Map, the subdivider shall <br />execute an agreement with the County of San Joaquin which <br />will insure the completion of improvements within one (1) <br />year after filing the Final Map. <br />c. Roadway dedication and full street improvements shall be <br />provided for all interior streets in conformance with the <br />50 -foot right-of-way Urban Street Standards. <br />d. Lathrop Road shall be dedicated and fully improved on the <br />subdivided side to half of an 84 -foot right-of-way in <br />accordance to the adopted Lathrop Specific Road Plan. <br />e. Fifth Street shall be dedicated and fully improved on the <br />subdivided side in compliance with 60 -foot right-of-way <br />urban street standards. <br />
