t <br /> CONDITIONS OF APPROVAL <br /> MS-93-100 <br /> JACK WELCH <br /> Unless otherwise specified, all Conditions of Approval shall be complied with prior to the approval <br /> of the Parcel Map. <br /> This approval will expire three years from the date of approval unless (1) all Conditions of Approval <br /> have been complied with and (2) a Parcel Map has been filed with and accepted by the Surveyor's <br /> Office. <br /> Those Conditions followed by a Section Number or other Statutory Requirement are based on <br /> Ordinance requirements. Ordinance requirements cannot be modified. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT: <br /> a. Parcels 1, 2, 3, and 4 shall contain a minimum of 6,000 square feet. (Development Title <br /> Section 9-310.3fa}) Parcel sizes shall be shown on the Parcel Map. <br /> b. The minimum width of Parcels 1, 2, 3, and 4 shall be shall be sixty (60) feet. <br /> (Development Title Section 9-310.4) Parcel widths shall be shown on the Parcel Map. <br /> C. The cabin and garage shown on the Tentative Parcel Map shall be removed from the <br /> property prior to the approval of the Parcel Map. <br /> d. Future development on the parcels shall be consistent with the requirements of the <br /> County's Tree Preservation Ordinance (Development Title Section 9-1505). <br /> 2. DEPARTMENT OF PUBLIC WORKS: <br /> See attached memo dated December 6, 1993. <br /> 3. ENVIRONMENTAL HEALTH DIVISION: <br /> See attached memo dated November 9, 1993. <br /> 4. COUNTY COUNSEL: <br /> a. Pursuant to Section 66474.9 of the Government Code, the subdivider shall defend, <br /> indemnify, and hold harmless the local agency or its agents, officers, and employees from <br /> any claim, action, or proceeding against the local agency or its agents, officers, or <br /> employees to attack, set aside, void, or annul an approval of the local agency, advisory <br /> agency, appeal board, or legislative body concerning a subdivision, which action is <br /> brought within the time provided for in Section 66499.37 of the Government Code. <br /> Conditions of Approval - 1 - MS-93-100 <br />
