t CONDITIONS OF APPROVAL MS-93-100 JACK WELCH Unless otherwise specified, all Conditions of Approval shall be complied with prior to the approval of the Parcel Map. This approval will expire three years from the date of approval unless (1) all Conditions of Approval have been complied with and (2) a Parcel Map has been filed with and accepted by the Surveyor's Office. Those Conditions followed by a Section Number or other Statutory Requirement are based on Ordinance requirements. Ordinance requirements cannot be modified. 1. COMMUNITY DEVELOPMENT DEPARTMENT: a. Parcels 1, 2, 3, and 4 shall contain a minimum of 6,000 square feet. (Development Title Section 9-310.3fa}) Parcel sizes shall be shown on the Parcel Map. b. The minimum width of Parcels 1, 2, 3, and 4 shall be shall be sixty (60) feet. (Development Title Section 9-310.4) Parcel widths shall be shown on the Parcel Map. C. The cabin and garage shown on the Tentative Parcel Map shall be removed from the property prior to the approval of the Parcel Map. d. Future development on the parcels shall be consistent with the requirements of the County's Tree Preservation Ordinance (Development Title Section 9-1505). 2. DEPARTMENT OF PUBLIC WORKS: See attached memo dated December 6, 1993. 3. ENVIRONMENTAL HEALTH DIVISION: See attached memo dated November 9, 1993. 4. COUNTY COUNSEL: a. Pursuant to Section 66474.9 of the Government Code, the subdivider shall defend, indemnify, and hold harmless the local agency or its agents, officers, and employees from any claim, action, or proceeding against the local agency or its agents, officers, or employees to attack, set aside, void, or annul an approval of the local agency, advisory agency, appeal board, or legislative body concerning a subdivision, which action is brought within the time provided for in Section 66499.37 of the Government Code.
