CONDITIONS OF APPROVAL <br /> MS-93-104 <br /> Jerry Soares <br /> Unless otherwise specified, all Conditions of Approval shall be complied with prior to the approval <br /> of the Parcel Map. <br /> This approval will expire three years from the date of approval unless (1) all Conditions of Approval <br /> have been complied with and (2) a Parcel Map has been filed with and accepted by the Surveyor's <br /> Office. <br /> Those Conditions followed by a Section Number or other Statutory Requirement are based on <br /> Ordinance requirements. Ordinance requirements cannot be modified. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT <br /> a. Parcel 1 shall be 10-acres in size. (Development Title Section 9-610.3[a][3]) <br /> b. The following note shall be placed on the Parcel Map and also recorded as a separate <br /> instrument: <br /> In accordance with Section 9-610.3 of the San Joaquin County Development Title for the <br /> creation of homesite parcels, these parcels cannot be further subdivided. <br /> C. A 25 foot wide private easement for access to parcel one, a shown on the tentative map, <br /> shall be shown on the Parcel Map. (Development Title Section 9-1150.15) <br /> d. The following note shall be placed on the Parcel Map: <br /> At the time of development of parcel 2, the entire length of the private right-of-way for <br /> parcel 2 shall be constructed and maintained to the standards required by Section 10.207 <br /> of the Uniform Fire Code and applicable San Joaquin County Improvement Standards. <br /> (Development Title Section 9-1150.15[c]) <br /> e. If, in the course of development, concentrations of prehistoric or historic-period materials <br /> are encountered, all work in the vicinity of the find shall halt until an archaeologist can <br /> evaluate the materials and make recommendations for further action. If human remains <br /> are encountered, all work shall halt in the vicinity and the County Coroner shall be notified <br /> immediately. At the same time, a qualified archaeologist shall be contacted to evaluate <br /> the finds. If Human burials are found to be of Native American origin, steps shall be <br /> taken pursuant to appendix K of the California Environmental Quality Act. <br /> f.
