COMMENTS ON DEVELOPMENTS <br /> MS-93-76 <br /> 5. The frontage improvements for Sargent Road across Parcel 2 <br /> shall be constructed in conformance with the standards for <br /> one-half of a 50-foot rural road. The construction of the <br /> frontage improvements will be deferred, upon execution by the <br /> owner of a Deferred Frontage and Roadway Improvement Agreement <br /> or a Secured Deferred Frontage and Roadway Improvement <br /> Agreement with a deposit equivalent to their estimated <br /> construction costs prior to approval of the Parcel Map. (A <br /> $260. 00 fee currently is required for processing per <br /> Development Title Table 9-240. 2 in addition to a copy of the <br /> Grant Deed, recording fee, legal description of Parcel 2 and an <br /> estimate. The estimate and legal descriptions shall be prepared <br /> by a Registered Civil Engineer with a typical section drawing <br /> on a form to be supplied by the Public Works Department and <br /> submitted to the Public Works Department for approval. As an <br /> option the Department of Public Works will prepare the drawing <br /> with the estimate for an additional fee of $115. 00. ) <br /> (Development Title Section 9-1100. 3) <br /> 6. All easements of record shall be shown on the Parcel Map. <br /> (Development Title Section 9-910.20) <br /> 7 . Any driveway that exceeds 150 feet in length from any public <br /> roadway shall be improved in accordance with the requirements <br /> of the Uniform Fire Code Section 10.207, San Joaquin County <br /> Standards F-la, F-lb, & F-lc and the Woodbridge Rural Fire <br /> District prior to issuance of the occupancy permit. <br /> (Development Title Section 9-1145.5) <br /> 8. Requirements for construction of improvements shall be <br /> noticed by a statement on the Parcel Map. <br /> (Subdivision Map Act Section 66411. 1) <br /> 9 .
