r <br /> COMMENTS ON DEVELOPMENTS <br /> MS-93-77 <br /> 4 . Dedication to result in a 25-foot wide right-of-way from the <br /> centerline of Live Oak Road and Tokay Colony Road to the <br /> property line shall be required across the frontage of APN <br /> 065-280-04 . (Development Title Section 9-860 . 4) <br /> 5 . The frontage improvements for Live Oak Road and Tokay Colony <br /> Road shall be constructed in conformance with the standards for <br /> one-half of a 50-foot right-of-way rural road. The <br /> construction of the frontage improvements will be deferred, <br /> upon execution by the owner of a Deferred Frontage and Roadway <br /> Improvement Agreement or a Secured Deferred Frontage and <br /> Roadway Improvement Agreement with a deposit equivalent to <br /> their estimated construction costs prior to approval of the <br /> Parcel Map. (A $260. 00 fee currently is required for <br /> processing per Development Title Table 9-240.2 in addition to <br /> a copy of the Grant Deed, recording fee, legal descriptions of <br /> Parcels 1, 2 , & 3 and an estimate. The estimate and legal <br /> descriptions shall be prepared by a Registered Civil Engineer <br /> with a typical section drawing on a form to be supplied by the <br /> Public Works Department and submitted to the Public Works <br /> Department for approval. As an option the Department of Public <br /> Works will prepare the drawing with estimate for an additional <br /> fee of $115. 00. ) (Development Title Section 9-1100. 3) <br /> 6. Any driveway that exceeds 150 feet in length from any public <br /> roadway shall be improved in accordance with the requirements <br /> of the Uniform Fire Code Section 10. 207 , San Joaquin County <br /> Standards F-la, F-lb, & F-lc and the Linden-Peter Fire District <br /> prior to issuance of the occupancy permit. <br /> (Development Title Section 9-1145. 5) <br /> 7 .
