COMMENTS ON DEVELOPMENTS <br /> MS-93-81 <br /> 3 . The Traffic Impact Mitigation Fee will be required when <br /> parcels are developed. The fee is due and payable at the <br /> time of building permit application. (The fee currently is <br /> $2 , 364 . 00 per single family dwelling unit in the Escalon area. <br /> The fee shall be automatically adjusted July 1 of each year by <br /> the Engineering Construction Cost Index as published by the <br /> Engineering News Record. ) (Resolution R-90-304 , R-91-1025) <br /> 4 . The Water Supply Facilities Impact Mitigation Fee will be <br /> required when parcels are developed. The fee is due and <br /> payable at the time of building permit application. (The fee <br /> currently is $1, 142 . 76 per single family dwelling unit. The <br /> fee shall be automatically increased on January 1 of each year <br /> at the rate of 6. 9 percent. An additional 3 . 5 percent shall be <br /> added to the fee upon payment for processing and administering <br /> the program. (Resolution R-91-327) <br /> 5. Dedication to result in a 25-foot wide right-of-way from the <br /> centerline of Van Allen Road to the property line shall be <br /> required across the frontage of Parcel 2 . <br /> (Development Title Section 9-860. 4) <br /> 6. The frontage improvements for Van Allen Road across Parcel 2 <br /> shall be constructed in conformance with the standards for <br /> one-half of a 50-foot right-of-way rural road. The <br /> construction of the frontage improvements will be deferred, <br /> upon execution by the owner of a Deferred Frontage and Roadway <br /> Improvement Agreement or a Secured Deferred Frontage and <br /> Roadway Improvement Agreement with a deposit equivalent to <br /> their estimated construction costs prior to approval of the <br /> Parcel Map. (A $260. 00 fee currently is required for <br /> processing per Development Title Table 9-240. 2 in addition to <br /> a copy of the Grant Deed, recording fee, legal description of <br /> Parcel 2 and an estimate. The estimate and legal description <br /> shall be prepared by a Registered Civil Engineer with a typical <br /> section drawing on a form to be supplied by the Public Works <br /> Department and submitted to the Public Works Department for <br /> approval. As an option the Department of Public Works will <br /> prepare the drawing with estimate for an additional fee of <br /> $115. 00. ) (Development Title Section 9-1100 . 3) <br /> 7 . Any driveway that exceeds 150 feet in length from any public <br /> roadway shall be improved in accordance with the requirements <br /> of the Uniform Fire Code Section 10. 207 , San Joaquin County <br /> Standards F-la, F-lb, & F-lc and the Escalon Fire District <br /> prior to issuance of the occupancy permit. <br /> (Development Title Section 9-1145. 5) <br /> 2 <br />
