CONDITIONS OF APPROVAL <br /> PA-2200048 <br /> KURT AND SANDRA KAUTZ/GOLDSTONE LAND CO., LLC/DILLON & MURPHY <br /> Lot Line Adjustment Application No. PA-2200048 was approved by the Community Development <br /> Department on May 9, 2022, which is the effective date of approval. This approval will expire on <br /> November 8, 2023,which is eighteen (18) months from the effective date of approval, unless a Notice <br /> of Lot Line Adjustment has been recorded and a Record of Survey has been filed, if required by the <br /> Land Surveyors'Act. <br /> Unless otherwise specified, all Ordinance Requirements shall be complied with prior to approval of a <br /> Notice of Lot Line Adjustment. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Contact: [209]468-3121) <br /> a. APPROVAL:This approval is for a Lot Line Adjustment application between two parcels as shown on <br /> the site plan dated March 10, 2022. <br /> b. NOTICE OF LOT LINE ADJUSTMENT: A"Notice of Lot Line Adjustment" shall be recorded prior to <br /> conveyance of property through deeds by the owner. Legal descriptions of the resultant properties <br /> shall be submitted to the Surveyor's Division for review and forwarding to the Community Development <br /> Department. The legal descriptions shall be prepared, stamped and signed by a Registered Civil <br /> Engineer, qualified to practice Land Surveying per Section 8731 of the Land Surveyors' Act, or a <br /> Licensed Land Surveyor. (Development Title Section 9-872.4) <br /> c. LOT SIZE: Parcels 3 and 4 shall have a minimum lot size of 2-acres. <br /> d. PLANNING APPLICATION PA-0900131: Perfecting Deeds for Lot Line Adjustment application PA- <br /> 0900131 shall be recorded prior to the recordation of the"Notice of Lot Line Adjustment"for application <br /> PA-2200048. <br /> 2.
