1.0 INTRODUCTION AND PROPOSED DEVELOPMENT: <br />1.1 Description of site: The project consists of seven Assessor's Parcels totaling 572.8 acres. <br />The subject Assessor's Parcel Numbers are 071-140-01, 02, 07, 08, 09, 10, and 11. The project <br />is in an <br />agricultural area. The parcels are zoned AG -80. <br />1.2 Description of Proposed Development: Six parcels are being created based on the existing <br />572.8 acre parcels. In accordance with the San Joaquin County Development Title, this Surface <br />and Subsurface Contamination Report (SSCR) is being submitted for approval. This report will <br />investigate the property for visual or historical environmental contamination based on field <br />observation, interviews with the owner, and County records. (This SSCR includes no chemical <br />analysis). <br />1.3 Parcel location map: (See Appendix for Tentative Map with Vicinity Map and APN page). <br />1.4 Site Map: (See Appendix for Tentative Map). <br />2.0 PAST, PRESENT, AND PROPOSED FUTURE USES OF THIS SITE: <br />2.1 Discussion of Past, Present, and Proposed Future Uses: The primary source of information <br />of the historic use of this property is testimony from the owners representative, David Miller. The <br />parcels have been under the same ownership for more than 20 years. The land use has not changed over <br />the past 20 years of ownership. The land has been used for agricultural purposes for many years. The <br />parcel's future use is to be determined but will be consistent with zoning. <br />3.0 IDENTIFICATION OF ALL PAST AND CURRENT SOURCES OF <br />CONTAMINATION: <br />3.1 Methods used to research: Methods used to research this parcel were records researched at the <br />San Joaquin County Agriculture Commissioners office in November, 2021 (see appendix for results). <br />An onsite survey was performed on November 24, 2021 by staff of Dillon & Murphy. The San Joaquin <br />County Environmental Health Department's underground storage tank mitigation database list did not <br />yield any concerns. <br />3.2 Description of all past on-site potential and/or known above and below ground sources of <br />contamination identified at the project site: Past on-site potentials for contaminations are low. <br />Historically there have been no underground storage tanks. The owner has no knowledge of improper <br />above ground storage of chemicals on the subject parcel. <br />
