Item No. 1 PC: 10-15-87 SU-88-1 Page 5 CONDITIONS OF APPROVAL The following Conditions of Approval, unless otherwise noted, shall be met prior to the approval of the final map. 1 . Plannina Division: Prior to recordation of the final map, a copy of the pre- liminary Subdivision Report shall tau f to-et-he =lR9=7%po3 �h specify that no structures or improvements can be built within or east of this easement, nor shall any fence or gate be permitted to bisect the road easement area of Lots 1 , 2 , 3, and 10. This condition can be waived if this easement is relocated to be adjacent to the eastern property line. b. Lot 1 shall contain an area of at least 1 .5 acres west of the easement to guarantee that there is adequate area to provide a well , septic tank, and on-site drainage. 2 . Department of Public Works: a. All improvements shall be in conformance with the Improve- ment standards and specifications of the County of San Joaquin. b. All improvement plans and specifications must be approved by the County of San Joaquin Department of Public Works prior to approval of the final map, c. If improvements referred to herein are not completed prior. to the approval of the final map, the subdivider shall execute an agreement with the County of San Joaquin which will ensure the completion of improvements within one (1) year after filing the final map. All interior streets shall be dedicated and improved within the subdivision in conformance with County stan- dards of 50-toot right-of-way streets (rural and estate type) . Junction Court to the east boundary of the sub- division shall be reserved for a 50-foot right-of-way street and shall be improved with six inches of aggregate base, 24 feet wide, s -G8. e. French Camp Road shall be dedicated and improved on the subdivision side in conformance with County standards of an 84-foot right-of-way street . Access shall be restricted to Lots 1 and 6 from French Camp Road.
