Item No. 1 <br /> PC: 10-15-87 <br /> SU-88-1 <br /> Page 5 <br /> CONDITIONS OF APPROVAL <br /> The following Conditions of Approval, unless otherwise noted, <br /> shall be met prior to the approval of the final map. <br /> 1 . Plannina Division: <br /> Prior to recordation of the final map, a copy of the pre- <br /> liminary Subdivision Report shall tau f to-et-he <br /> =lR9=7%po3 �h specify that no <br /> structures or improvements can be built within or east of <br /> this easement, nor shall any fence or gate be permitted to <br /> bisect the road easement area of Lots 1 , 2 , 3, and 10. <br /> This condition can be waived if this easement is relocated <br /> to be adjacent to the eastern property line. <br /> b. Lot 1 shall contain an area of at least 1 .5 acres west of <br /> the easement to guarantee that there is adequate area to <br /> provide a well , septic tank, and on-site drainage. <br /> 2 . Department of Public Works: <br /> a. All improvements shall be in conformance with the Improve- <br /> ment standards and specifications of the County of San <br /> Joaquin. <br /> b. All improvement plans and specifications must be approved <br /> by the County of San Joaquin Department of Public Works <br /> prior to approval of the final map, <br /> c. If improvements referred to herein are not completed prior. <br /> to the approval of the final map, the subdivider shall <br /> execute an agreement with the County of San Joaquin which <br /> will ensure the completion of improvements within one (1) <br /> year after filing the final map. <br /> All interior streets shall be dedicated and improved <br /> within the subdivision in conformance with County stan- <br /> dards of 50-toot right-of-way streets (rural and estate <br /> type) . Junction Court to the east boundary of the sub- <br /> division shall be reserved for a 50-foot right-of-way <br /> street and shall be improved with six inches of aggregate <br /> base, 24 feet wide, s <br /> -G8. <br /> e. French Camp Road shall be dedicated and improved on the <br /> subdivision side in conformance with County standards of <br /> an 84-foot right-of-way street . Access shall be <br /> restricted to Lots 1 and 6 from French Camp Road. <br />
