CONDITIONS OF APPROVAL <br /> SU-86-9 <br /> LEROY E. PETZ, SR. <br /> 1 . Planning Division: <br /> A written agreement for joint management of the property <br /> under Williamson Act contract shall be entered into between <br /> the owner-operator and the family member . Said agreement <br /> shall be finalized and approved as to form by County <br /> Counsel ' s office and recorded prior to filing of the final <br /> map. <br /> 2 . Department of Public Works: <br /> Construct improvements for Bird Road in conformance with the <br /> standards for one-half of a 60-foot right-of-way rural <br /> street . The construction of the frontage improvements may be <br /> deferred at the option of the Department of Public Works, in <br /> which event the owner(s) shall execute a Deferred Frontage <br /> Improvement Agreement prior to filing of the Final Map. <br /> 3 . Local Health District : <br /> Parcel B is to have a 12 , 000-square-foot leach field area <br /> shown on the tentative map. <br /> 4 . Tracy Public Schools : <br /> Development must be accompanied either by execution of <br /> agreement to pay school facility impact fees or payment of a <br /> school facility bedroom tax. <br /> 5 . New Jerusalem Drainage District : <br /> a. No buildings or permanent structures or trees shall be <br /> placed within the District easement . <br /> b. The septic system leach field shall be located as far from <br /> the District ' s drainage pipeline as is feasible . <br /> NOTE: On April 17 , 1986 , the San Joaquin County Planning <br /> Commission approved SU-86-9 subject to the conditions <br /> listed avove. <br /> Y <br />
