Any land or improvements to be dedicated to the County are <br /> consistent with the General Plan because prior to dedication, <br /> all proposed improvements must be consistent with County <br /> codes and policies. <br /> PROJECT DESCRIPTION <br /> The applicant is proposing to create a 1 . 57-acre homesite from a <br /> 72 . 87-acre parcel and to reduce the size of a previously created <br /> homesite from 1 . 88 acres to 1 . 52 acres . These two actions will <br /> result in a remainder parcel of 70. 94 acres. Two adjacent home- <br /> site parcels of 1 . 17 and 1 . 31 acres were created in January 1986 <br /> under Minor Subdivision Application No. MS-85-60 ( 14 PM 21 ) . <br /> Due to the fact that these five parcels are contiguous to each <br /> other , were created by the current owner, and remain in one <br /> ownership, they constitute a subdivision requiring a tentative <br /> and final map ( i .e. , Major Subdivision) . Even though this appli- <br /> cation is limited to creating one homesite parcel and a remainder <br /> parcel , by virtue of the three other contiguous parcels owned by <br /> the applicant , a Major Subdivision application is required. The <br /> end result will be four homesite parcels (one each for the appli- <br /> cants and three of their children) and a 70 . 94-acre remainder . <br /> Each parcel will have frontage on Bird Road and will be served by <br /> individual wells and septic systems. Drainage will be contained <br /> on each individual parcel . All proposed parcels meet the minimum <br /> requirements for the GA (General Agriculture) zone. <br />
