LOCATION AND SIZE: In the Morada area, at State Highway US No. 99 and 50 and Ashley Lane. <br />Contains approximately 37 acres divided into 38 lots or parcels. <br />EASEMENTS: Easements for utilities and other purposes are shown on the title report and <br />subdivision map recorded in the Office of the San Joaquin County Recorder, Book 22, Page 51. <br />USES AND ZONING: Lots 23 through 32, inclusive and Lots 34 and 35 abut a slough. <br />RESTRICTIONS: This subdivision is subject to restrictions recorded in the Office of the <br />San Joaquin County Recorder, on April 6, 1977 as Instrument No. 20547, which include, <br />among other provisions, the following: <br />Prior to any construction, you must obtain approval of your plans by the Architectural <br />Control Committee. This committee is appointed by the subdivider. <br />FOR INFORMATION AS TO YOUR OBLIGATIONS AND RIGHTS, YOU SHOULD READ THE <br />RESTRICTIONSf, THE SUBDIVIDER SHOULD MAKE THEM AVAILABLE TO YOU. <br />TAX ESTIMATES: If the subdivider is unable to give you the current tax information for your <br />house and lot, you may approximate your taxes as follows: <br />TAKE 25% OF THE SALES PRICE, DIVIDE BY 100, AND THEN MULTIPLY BY THE <br />TOTAL TAX RATE. THE TAX RATE FOR THE 1976-77 FISCAL YEAR IS $10.4725 - <br />THE TAX RATE AND ASSESSED VALUATION MAY CHANGE IN SUBSEQUENT YEARS. <br />FOR.KKAYIPLE, ANY BONDED DEBT OR SPECIAL DISTRICT ASSESSMENT APPROVED <br />AFTER THE ABOVE TAX RATE HAD BEEN SET COULD INCREASE THE FUTURE RATE. <br />PURCHASE MONEY HANDLING: The subdivider must impound all funds received from you in an <br />escrow depository until legal title is delivered to you. (Refer to Section 11013.2 (a) <br />of the Business and Professions Code.) <br />WATER: The Wilkinson Manor Maintenance District advises that it will.supply water service <br />to each lot. <br />FIRE PROTECTION: Fire protection furnished by Waterloo-Morada Rural County Fire Protection <br />District. <br />GAS AND ELECTRICITY: Pacific Gas and Electric Company. <br />TELEPHONE: Pacific Telephone and Telegraph Company. <br />SEWAGE DISPOSAL: Septic tanks will be used for sewage disposal. You must pay for your <br />septic tank. Prior to commencing construction, you should contact the local health <br />department for specifications, requirements, and any local problems. <br />The Health Department advises as follows: <br />Individual sewage disposal systems shall be installed on each parcel under a <br />Sanitation Permit and inspection by the San Joaquin Local Health District. <br />An area of 12,000 square feet shall be designated on each parcel for sewage <br />disposal.
