COMMENTS ON DEVELOPMENTS <br /> MS-93-94 <br /> 3 . Dedication to result in a 30-foot wide right-of-way from the <br /> centerline of Alpine Road to the property line shall be <br /> required across the frontage of Parcel 1. <br /> (Development Title Section 9-860.4) <br /> 4 . The frontage improvements for Alpine Road across Parcel 1 shall <br /> be constructed in conformance with the standards for one-half <br /> of a 60-foot right-of-way rural collector road. The <br /> construction of the frontage improvements will be deferred, <br /> upon execution by the owner of a Deferred Frontage and Roadway <br /> Improvement Agreement or a Secured Deferred Frontage and <br /> Roadway Improvement Agreement with a deposit equivalent to <br /> their estimated construction costs prior to approval of the <br /> Parcel Map. (A $260. 00 fee currently is required for <br /> processing per Development Title Table 9-240. 2 in addition to <br /> a copy of the Grant Deed, recording fee, legal description of <br /> Parcel 1 and an estimate. The estimate and legal description <br /> shall be prepared by a Registered Civil Engineer with a typical <br /> section drawing on a form to be supplied by the Public Works <br /> Department and submitted to the Public Works Department for <br /> approval. As an option the Department of Public Works will <br /> prepare the drawing with estimate for an additional fee of <br /> $115. 00. ) (Development Title Section 9-1100. 3) _ <br /> 5. All easements of record shall be shown on the Parcel Map. <br /> (Development Title Section 9-910. 20) <br /> 6. Any driveway that exceeds 150 feet in length from any public <br /> roadway shall be improved in accordance with the requirements <br /> of the Uniform Fire Code Section 10. 207, San Joaquin County <br /> Standards F-la, F-lb, & F-lc and the Waterloo-Morada Fire <br /> District prior to issuance of the occupancy permit. <br /> (Development Title Section 9-1145. 5) <br /> 7 . Requirements for construction of improvements shall be <br /> noticed by a statement on the Parcel Map. <br /> (Subdivision Map Act Section 66411. 1) <br /> 8 .
