COMMENTS ON DEVELOPMENTS <br /> MS-93-83 <br /> 4 . An Irrevocable Offer to Dedicate a twenty-five foot (251 ) wide <br /> right-of-way along the northerly property line of Parcel 1 <br /> from Locust Tree Road to the westerly property line of Parcel <br /> 2 shall be required. <br /> (Development Title Section 9-860. 4) <br /> 5. The Traffic Impact Mitigation Fee will be required when <br /> parcels are developed. The fee is due and payable at the <br /> time of building permit application. (The fee currently is <br /> $2 , 364 . 00 per single family dwelling unit in the Lockeford <br /> area. The fee shall be automatically adjusted July 1 of each <br /> year by the Engineering Construction Cost Index as published by <br /> the Engineering News Record. ) <br /> (Resolution R-90-304 , R-91-1025) <br /> 6. Any driveway that exceeds 150 feet in length from any public <br /> roadway shall be improved in accordance with the requirements <br /> of the Uniform Fire Code Section 10. 207 , San Joaquin County <br /> Standards F-la, F-lb, & F-lc and the Mokelumne Fire District <br /> prior to issuance of the occupancy permit. <br /> (Development Title Section 9-1145. 5) <br /> 7 .
