CONDITIONS OF APPROVAL <br /> MS-93-87 <br /> DON COSE <br /> Unless otherwise specified, all Conditions of Approval shall be complied with prior to the approval <br /> of the Parcel Map. <br /> This approval will expire three years from the date of approval unless (1) all Conditions of Approval <br /> have been compiled with and (2) a Parcel Map has been filed with and accepted by the Surveyor's <br /> Office. <br /> Those Conditions followed by a Section Number or other Statutory Requirement are based on <br /> Ordinance requirements. Ordinance requirements cannot be modified. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT: <br /> a. Parcels 2 and 3 shall have a minimum width of 330 feet. (Development Title Section 9- <br /> 610.2) <br /> b. Parcel 1 shall be between 2 net acres and 5 gross acres in size and have a minimum <br /> width of 150 feet. (Development Title Sections 9-610.3[a] and 9-610.4) <br /> C. The following note shall be placed on the Parcel Map and also recorded as a separate <br /> instrument: <br /> In accordance with Section 9-610.3 of the San Joaquin County Development Title for the <br /> creation of homesite parcels, these parcels cannot be further subdivided. <br /> d. The following note shall be placed on the Parcel Map: <br /> At the time of development, the entire length of the private right-of-way be constructed <br /> and maintained to the standards required by Section 10.207 of the Uniform Fire Code and <br /> applicable San Joaquin County Improvement Standards. (Development Title Section 9- <br /> 1150.15[c]) <br /> e. The following note shall be place on the Parcel Map: <br /> These and adjacent parcels contain significant mineral resources. Excavation activities <br /> are likely and may conflict with non-extractive land uses. <br /> For a non-extractive project/activity, such as a residential unit, the applicant shall file a <br /> Site Approval application, unless a discretionary permit of an equivalent or higher order <br /> is required. (Development Title Section 9-1525.2[b]) <br /> f. The private right-of-way shall be 1/2 mile or less in length. <br /> 2.
