Cecchi & Associates) <br /> ----------------------------------------------------------------- <br /> This project is a Minor Subdivision of 153 . 5 acres to create a <br /> 3 . 0 acre homesite, a 75. 0 acre parcel and a 75. 3 acre parcel. <br /> This site is located 1/2 mile west of Koster Road, 1/2 mile north <br /> of Gaffery Road, southwest of Vernalis. <br /> The Community Development Department has reviewed this item and <br /> offers the following comments: <br /> Unless otherwise specified, all Conditions of Approval and <br /> ordinance requirements shall be complied with prior to recording <br /> the Parcel Map. <br /> This approval will expire three (3) years from the date of <br /> approval unless, (1) all Conditions of Approval have been <br /> complied with, and (2) a Parcel Map has been filed with and <br /> accepted by the Surveyor' s Division. <br /> Those conditions followed by a Section Number or other statutory <br /> Requirement are based on ordinance requirements. Ordinance <br /> requirements cannot be modified. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT <br /> a. Parcels 2 and 3 shall have a minimum width of 330 feet. <br /> (Development Title Section 9-610. 2) <br /> b. Parcel 1 shall be between 2 net acres and 5 gross acre <br /> in size and have a minimum width of 150 feet. <br /> (Development Title Sections 9-610. 3 [a] and 9-610. 4) <br /> C. The following note shall be placed on the Parcel Map <br /> and also recorded as a separate instrument: <br /> In accordance with Section 9-610. 3 of the San Joaquin <br /> County Development Title for the creation of homesite <br /> parcels, these parcels cannot be further subdivided. <br /> d.
