Item No. _
PC: 1-8-87
SU -87-6
Page 2
posed subdivision unless it is found that alternate ease-
ments, for access or for use, will be provided and that these
will be substantially equivalent to ones previously acquired
by the public, because public access easement is included in
the subdivision design.
8. Any land or improvements to be dedicated to the County are
consistent with the General Plan because appropriate dedica-
tions are proposed for White Lane and future Garnica Court to
meet County standards.
9. The design of the subdivision provides, to the nearest extent
feasible, for the future passive or natural heating oppor-
tunities in the subdivision because the only street proposed
is in an east to west direction, which maximizes solar access
to the subdivision lots.
PROJECT DESCRIPTION
The applicant proposes to subdivide two parcels containing a
total of 9.98 acres into six rural residential lots with a
600 -foot -long cul-de-sac street (Garnica Court) providing access.
All proposed lots will be served by individual wells and septic
systems. Drainage will be retained on the site in drainage
basins. The subdivision is consistent with all the provisions of
the RR -65 zone.
. ° iiw',hj °: 4141. d.ill 'd"" -i'. d'liviA A
