RESTRICTIONS: There are no recorded Restrictions. <br />FIRE PROTECTION: The Tracy Rural County faro- Protection District <br />advises as follows: The nearest fire station is located at the <br />corner of Byron and Grantline Roads which is approximately 2.5 miles <br />from the subdivision. <br />SHOPPING FACILITIESt Shopping facilities are located in Tracy. <br />SEWAGE DISPOSAL: Septic tanks will be used for sewage disposal. <br />SOIL CONDITIONS: A report on soil and geologic conditions is avai- <br />lable at the San Joaquin County Planning Department, 1850-E Hazelton <br />Avenue, Stockton, California. <br />WATER: Private water wells are the only source of water in this <br />tract and is included in the purchase price. <br />The state Water Code requires a Notice of Intention to drill a well <br />and a Report of Completion to be filed with the Department of Water <br />Resources. <br />TELEPHONE: Pacific Telephone Company. <br />GAS: Pacific Gas & Electric Company. <br />ELECTRICITY: Pacific Gas & Electric Company. <br />TAXES: The maximum amount of any tax on real property that can be <br />collected annually by counties is 1% of the full cash value of the <br />property. With the addition of interest and redemption charges on <br />any indebtedness, approved by voters prior to July 1, 1978, the <br />total property tax rate in most counties is approximately 1.25% of <br />the full cash value. <br />For the purchaser of alot in this subdivision, the "full cash value" <br />of the lot will be the valuation, as reflected on the tax roll, <br />determined by the county assessor as of the date of purchase of the <br />lot or as of the date of completion of an improvement on the lot <br />if that occurs after the date of purchase. <br />STREETS AND ROADS: As of the date of this report, streets have not <br />been completed. The subdivider has posted a bond with the county <br />to ensure completion to county standards. <br />Subdivider has 1 year to complete.
