Chrisman Rd. <br />Tracy, CA 95304 <br />APPLICANT: Grupe Properties Inc <br />PO Box 7576 <br />Stockton, CA 95267 <br /> <br />PROJECT DESCRIPTION: A Site Approval application for the construction of a 3-story walk-up luxury apartment project <br />comprised of 336 apartment units. The project will include 18 buildings in a total unit mix of 122 one-bedroom, 156 two- <br />bedroom and 60 three-bedroom units complete with a 7,500-square-foot single-story clubhouse with pool, spa and fitness <br />center. The project will incorporate various amenities including walking trail, a dual-use pickleball/basketball court, a bocce <br />ball court, two detached structures and two dog parks at opposite ends of the site. The entire site will be gated and ample <br />parking is provided through 661 total parking spaces, including 55 single-car garages located along the project’s southern <br />edge, at a ratio of 1.96 parking spaces per apartment unit. <br /> <br />The subject 16.92 acres (APN 209-060-62) is part of a larger application to amend the General Plan/Mountain House <br />Master Plan and Mountain House Specific Plan III to accommodate Residential High Density Uses (R-H) through planning <br />application PA-2100117 and PA-2100118. The proposed Site Approval application will not be concluded until the County <br />Board of Supervisors approves the proposed plan amendments referenced above. <br /> <br />The proposed apartment project is located in the boundaries of the Mountain House CSD and public service availability <br />has been confirmed with the MHCSD. <br /> <br />The project application materials can be viewed on the Community Development Department’s website at <br />www.sjgov.link/active-planning-applications. <br /> <br />The Property is currently zoned I-P (Industrial Park) with a General Plan designation of I/L (Limited Industrial). <br /> <br />PROJECT LOCATION: The project site is located on the south side Central Pkwy., easterly of the Delta Junior College <br />Annex, north of the I-205 corridor and immediately south of Neighborhood B5 (Tract #3614) and Nipoti Ranch Rd., <br />Mountain House. (APN: 209-060-62) (Supervisorial District: 5) <br /> <br />ENVIRONMENTAL DETERMINATION: This project as described is exempt from the California Environmental Quality Act <br />(CEQA) pursuant to Section 15061(b)(3), and a Notice of Exemption will be filed if the project is approved. <br /> <br />APPLICATION REVIEW: Recommendations and/or comments on this project must be submitted to the Community <br />Development Department no later than May 17, 2022.
