CONDITIONS OF APPROVAL <br /> MS-91-12 <br /> FLORENCE E. GILES <br /> Unless otherwise specified, all Conditions of Approval shall be <br /> complied with prior to the approval of the Parcel Map. <br /> 1. DEPARTMENT OF PUBLIC WORKS: <br /> Conditions of Approval: <br /> a. The Frontage Improvements for Lower Sacramento Road shall <br /> be constructed in conformance with the standards for one- <br /> half of an 84-foot right-of-way farm or estate <br /> subdivision street. The construction of the frontage <br /> improvements will be deferred, upon execution by the <br /> owner of a Deferred Frontage Improvement Agreement, prior <br /> to approval of the Parcel Map. (A $250. 00 fee is <br /> required for processing per Ordinance No. 3337 in <br /> addition to a copy of the Grant Deed and an estimate. <br /> The estimate shall be prepared by a Registered Civil <br /> Engineer with a typical section drawing on a form to be <br /> supplied by the Public Works Department and submitted to <br /> the Public Works Department for approval. As an option <br /> the Department of Public Works will prepare the drawing <br /> with estimate for an additional fee of $100. 00) <br /> b. Requirements for construction of improvements shall be <br /> noticed by a statement on the Parcel Map. <br /> ORDINANCE REQUIREMENTS: <br /> The Ordinance Requirements listed below have been identified as <br /> pertinent to this project. Other Ordinance Requirements may also <br /> apply. Ordinance Requirements are not appealable. <br /> C. A Parcel Map is required. <br /> d. The Traffic Impact Mitigation Fee will be required for <br /> this subdivision. The fee is due and payable at the time <br /> of building permit application. (The fee is $2,739 . 00 <br /> for each single family dwelling unit in the Lodi area. <br /> The fee shall be automatically adjusted by the <br /> Engineering Cost Index as published by the Engineering <br /> News Record. ) <br />
