Project Description for Sequoia Heights Baptist Church <br /> Sequoia Heights Baptist Church is proposing to construct two new buildings on an <br /> approximately 14-acre parcel in the city of Manteca. The project is to be constructed in three <br /> phases. <br /> Building 1 is a new two-story sanctuary building with a gross floor area of 47,168± square feet. <br /> The first floor area is 37,120± square feet and the second floor area is 10,048± square feet. The <br /> main level of building I will house the sanctuary, church administration offices, Sunday school <br /> classrooms, bathrooms, kitchen and a small multipurpose room. The second floor of building 1 <br /> will accommodate additional Sunday school classrooms. <br /> Building 2 is a multipurpose youth activity center. This building is a single story structure with a <br /> gross floor area of approximately 14,300± square feet. It will house a small number of <br /> administrative offices, bathrooms and a gymnasium, which will be used predominantly for youth <br /> sports activities. <br /> The project will be constructed in three phases. Please note that the phase time lines are <br /> contingent upon the County's Design Review Process and available funding. The following is a <br /> description of each planned phase: <br /> • Phase 1 consists of the construction of the envelope of building 1 and all finishes to the <br /> first floor. Phase 1 will begin within 18 months of permit approvals,with construction <br /> completion estimated within 1 year. <br /> • Phase 2 consists of the construction and installation of all finishes to the second floor <br /> portion of building 1. Please note that during the phase 1 construction, the second floor <br /> will remain in an unfinished state, until the church obtains sufficient funds to complete <br /> phase 2 of the project. Phase 2 is estimated to begin within 18 months of the completion <br /> of Phase 1. <br /> • Phase 3 consists of the construction of the Youth Activity Center(building 2). It is <br /> anticipated that the Youth Activity Center will be constructed within two years of the <br /> completion of building 1. <br /> The church would like to request that the San Joaquin County consider that all three phases of <br /> construction be approved under one conditional use permit. The church intends to provide <br /> sufficient parking and utilities for the complete build out of the proposed facilities. <br /> Attached with this project description letter, is a description of the current church activities and <br /> anticipated occupancy loads. The proposed buildings will provide room for the church to expand <br /> its ministries. <br /> Please note that the most intense use of the facilities will occur on any typical Sunday morning <br /> during worship services. At no time is it anticipated that the Youth Activity Center and the <br /> Sanctuary be occupied to their maximum capacity at the same time. As such, each of these uses <br /> will be able to share the proposed parking spaces. <br />
