The <br /> phases are proposed as follows: <br /> • Phase One: Construction of the first floor (37,120 square foot) of a 47,168 <br /> square foot sanctuary, 2,400 square foot equipment shed and a soccer field. <br /> Permits will be obtained within18 months from the date of approval. <br /> • Phase Two: Construction of the second floor of the sanctuary (10,048 <br /> square foot) for additional Sunday school classrooms. Permits will be <br /> obtained within 3 years from the date of approval. <br /> • Phase Three: Construction of a 14,300 square foot multi-purpose youth <br /> activity center with offices, bathrooms and a gymnasium. Permits will be <br /> obtained within 5 years from the date of approval. <br /> The 14.05 acre parcel is located on the northwest corner of S. Union Road and <br /> Niles Road, south of Manteca. The parcel has a General Plan Designation of A/G <br /> (General Agriculture) and is zoned AG-40 (General Agriculture-40 acre minimum). <br /> The Community Development Department has reviewed the project and offers the <br /> following comments: <br /> 1 <br />
