PA 2- 10 0 2 14 <br /> ATTACHMENT A <br /> PROJECT DESCRIPTION <br /> Applicants Alfonso Ocampo and Victor Aranda (who is also the property owner) propose <br /> developing the project site located at 3127 E. Fremont Street, for mobile foot truck service, <br /> namely: outdoor "Operative Vehicle Storage" (overnight parking), indoor "Auto Detailing" <br /> (vehicle wash, cleanout disposal), indoor "Auto Repairs"(body shops; interior conversions; sale <br /> and installation of parts; and.service of vehicles), and indoor "Retail Sales and Service" (soft <br /> drinks, snacks, truck parts, etc. accessory to main use). <br /> The project site includes three parcels currently zoned "CG" or general commercial. The main <br /> parcel (APN 14322015) is 1.87 acres in size and is currently improved with several buildings. It <br /> was most recently used for storage and retail sales of statues, fountains, and other heavy <br /> art/landscaping pieces. Two adjacent undeveloped parcels of 0.25 acres each (APNs 14322007 <br /> and 14322008, respectively) would also be incorporated into the project. The project sits <br /> immediately east of to the Stockton City limits. Based on pre-application discussions with <br /> County Planning staff, it is our understanding that the Project is permitted in the CG zone <br /> subject to a site approval. <br /> The project site is currently served with water by Cal Water. In addition, the City of Stockton <br /> has provided a will-serve letter for sewer and storm water service for the project. Each will- <br /> serve letter is included with this application. <br /> While the project will cater to "food wagons" or "taco trucks", these vehicles are not "trucks" <br /> as that term is utilized in the County's Development Title. Rather, these vehicles are akin in size <br /> and weight to a heavy-duty pickup truck, "U-Haul" van, or RV. A food truck typically has a gross <br /> vehicle weight rating (GVWR) of about 8,500 to 16,000 pounds and requires only a standard <br /> automobile driver's license to operate. Vehicles with GVRWs over 26,000 pounds require a <br /> commercial driver's license to operate. This Project will not service such large-scale trucks, <br /> which are more particularly regulated by the County's ordinances. <br /> f 00176966.1 <br />
