The design of the subdivision or the type of improvements <br /> will not conflict with easements , acquired by the public at <br /> large, for access through or use of property within the the <br /> proposed subdivision unless it is found that alternate ease- <br /> ments, for access or for use , will be provided, and that <br /> these will be substantially equivalent to ones previously <br /> acquired by the public because public access easements have <br /> been included in the subdivision design to meet the public <br /> need. <br /> Any land or improvements to be dedicated to the County are <br /> consistent with the General Plan because appropriate dedica- <br /> tions have been proposed for Chestnut Street in order to meet <br /> County standards . <br /> 9 . The design of the subdivision provides , to the greatest <br /> extent feasible , for the future passive or natural heating <br /> opportunities in the subdivision because the majority of the <br /> subdivision streets are laid out in an east-west direction, <br /> thereby maximizing solar access to the subdivision lots . <br /> PROJECT DESCRIPTION <br /> The proposed project is to divide four existing parcels totaling <br /> 29 acres into 131 single-family residential lots , with one addi- <br /> tional 0 . 8-acre parcel utilized as a storm drainage retention <br /> pond. The lots are proposed to conform to the R1-U (Residential , <br /> Single-Family Urban) zoning district with a 6 , 000-square-foot <br /> minimum lot size . Streets within the subdivision are proposed as <br /> 50-foot rights-of-way with 32 feet of paving, curb, gutter , and <br /> sidewalks ( refer to Tentative Map) . <br /> Public services and facilities are proposed to be provided by <br /> Woodbridge Sanitary District for sanitary sewer , Mokelumne Acres <br /> Maintenance District for water , San Joaquin County Department of <br /> Public Works for storm drainage , and Pacific Gas and Electric <br /> Company for electrical power and natural gas . Fire protection <br /> would be provided by the Woodbridge Rural Fire Protection <br /> District , with police protection by the San Joaquin County <br /> Sheriff ' s Department . <br /> This subdivision_ has been filed under the Vesting Tentative Map <br /> provisions of the Planning Title (Section 9-9114) . Vesting <br /> Tentative Maps are applicable to residential subdivisions anti, <br /> once approved, confer a vested right to proceed with development <br /> as long as the development is in compliance with the ordinances; <br /> policies, and standards in effect at the time the Vesting <br /> Tentative Map is approved. <br />
