Deputy Director/Engineering <br /> Kristi Rhea,Business Administrator <br /> October 27, 2021 <br /> Elizabeth T, Erhardt, Esq. <br /> 100 Pine Street, Suite 1250 <br /> San Francisco, California 94111 <br /> SUBJECT: WILL-SERVE FOR STORM DRAINAGE FOR A COMMERCIAL RETAIL PARCEL — <br /> ASSESSOR'S PARCEL NO, 123-191-06 <br /> Dear Ms. Erhardt, <br /> This letter is in response to your request for a will-serve letter from storm drainage service for a <br /> commercial retail parcel on Assessor's Parcel No. 123-191-06. <br /> The San Joaquin County (County) Department of Public Works staff has reviewed your request for <br /> changing the use of the above mentioned parcel to convert from the existing commercial office space <br /> into a commercial retail space (for operation of a mini-mart) within the Tuxedo and Country Club <br /> Improvement District (TCCID) storm drainage system. The TCCID will serve the proposed use change <br /> with storm drainage subject to the following requirements: <br /> 1. For any work proposed within the County right-of-way, the applicant shall apply for an <br /> encroachment permit and submit improvement plans for review and approval. The cost for <br /> any placement of new facilities shall be borne by the applicant. All improvements shall be in <br /> conformance with the current San Joaquin County Improvement Standards and <br /> Specifications. The improvement plans and specifications are subject to plan check and <br /> field inspection fees and must be approved by the San Joaquin County Department of Public <br /> Works prior to building permit issuance. The fees will be based on the current schedule at <br /> the time of payment. (Development Title Sections 9-240 & 9-1100). <br /> 2.
