i
QA\b SOUTH SAN JOAQUIN IRRIGATION DISTRICT
11011 East Highway 120
Manteca, California 95336
( 209 ) 823-3101
January 18 , 1988
San Joaquin County Planning Department
1810 E. Hazelton Avenue
Stockton, CA 95205
Attention: Wylla J. Satterness
SUBJECT: MS-88-67 (Van Groningen Orchards)
The District ' s standard request regarding tentative parcel
maps is that all District easements be shown on the final map.
This enables the District, property owners, and others to
clearly define that portion of the property affected by District
facilities.
In most cases there are recorded documents that identify the
perimeters of the easement which can easily be plotted on the
parcel maps. However , there are instances when the District has
either a prescriptive right-of-use or an unrecorded agreement to
convey an easement on file which may or may not not clearly
define the easement width. In such cases, the width of the
easement required is determined on an individual basis. The type
of facility involved and the width of similar types of facilities
are generally factors considered in determining necessary right-
of-way widths. In the event that a recorded document does not
exist for a District facility within subject property, the
District requests to be notified so that information can be
provided to create a recorded easement on the final map.
Additionally, applicants should be apprised that the
District requires property owners to enter into an encroachment
agreement with the District before any buildings or additions are
allowed within the easement.
With regard to the proposed "re-parceling" , it should be
noted that it is the responsibility of the individuals involved,
and not the District to provide for private irrigation
facilities, and easements should it be determined that a need
exists for irrigation service to the smaller parcel .
It is further requested that all applicants desiring to
create small parcels for homesites and the like implement
measures necessary to insure that the smaller parcels will not be
subject to flooding from adjacent irrigated land.
Sin erely yours,
Sam F.Bologna
Engineering Department
SB/rab
Engineering Disk/T.Map-A
