Liberty Road
Galt, CA 95632
RE: Minor Subdivision Application No . MS-88-85
Dear Mr . Adams :
This is to notify you that the Planning Division is denying your
application for a Minor Subdivision.
Your application does not qualify as a Minor Subdivision because a
Minor Subdivision is defined in Section 9-9049 ( d) of the Planning
Title as a subdivision creating four parcels or less . According to
our records , the first division was in 1973 when you deeded approxi-
mately twenty ( 20 ) acres of the southeast quarter of Section
thirty-four ( 34 ) to Hector and Marta Contreras . Then in 1978 you
divided an adjacent fifty ( 50 ) acres into two parcels of twenty
( 20 ) and thirty ( 30 ) acres . The last division occurred in 1984
when a homesite parcel and a remainder were created from the north-
west quarter of Section thirty-four ( 34 ) . It should be noted that
contiguous parcels are included in the "Subdivision" definition,
Section 66424 , of the Subdivision Map Act . Since you have already
created four parcels , you cannot further subdivide this property
under a Minor Subdivision application.
If you have any questions regarding this matter , please call me.
SJincerely,
(i/
WYLe'l
SATTERNESS
Associate Planner
WJS :ka
cc: Building Division
Department of Public Works
Surveyor
Local Health District D 1
Wong Engineers
Edwin Eriksen
Sandy Affonso MAR 2
ENVIR01MEi, IAL HEALTH
F ERMIT/SEKVIL;LS
