Description <br />Of Parcel 112" <br />A portion %J the Southeast Quarter of Section 35 (Thirty -Five), Township 2 (Two) <br />South, Range 7 (Seven) East, Mount Diablo Base and Meridian, County of San <br />Joaquin, State of California, more particularly described as follows: <br />Beginning at the Northwesterly corner of that certain parcel described in Grant <br />Deed to Edward A. Machado and Lone J. Machado, Trustees of the Machado <br />Revocable Trust U/T/A Nov. 5, 1996, said Grant Deed recorded on the 4th day of <br />March, 2020, as Document No. 2020-027810, San Joaquin County Records, said <br />Northwesterly corner being on the Southerly right-of-way line of Moncure Road (a <br />40 -Foot Wide Road); thence along the Westerly line of said Machado Parcel, <br />South 00°07'00" East, a distance of 282.67 feet; thence parallel with the <br />Northerly line of said Machado Parcel, South 89°56'00" East, a distance of <br />270.00 feet to a point on the Easterly line of said Machado Parcel; thence along <br />said Easterly line, North 00°07'00" West, a distance of 282.67 feet to the <br />Northeasterly corner of said Machado Parcel; thence along the Northerly line of <br />said Machado Parcel, North 89°56'00" West, a distance of 270.00 feet to the <br />Point of Beginning, containing 1.75 acres gross, more or less. <br />This legal description was prepared from record information to comply with the <br />condition of approval for a "Notice of Lot Line Adjustment" as per San Joaquin <br />County Community Development Department and the State Subdivision Map Act <br />requirements and may or may not represent net sellable acreage.
