CONDITIONS OF APPROVAL <br /> MS- 89- 17 <br /> J. Carmen & Vicente Ledesma <br /> Unless otherwise specified , all conditions of approval shall <br /> be complied with prior to the approval of the Parcel Map . <br /> 1 . PUBLIC WORKS DEPARTMENT <br /> a. A parcel map is required . <br /> b. Public Sewer is required and an application shall be <br /> made to segregate the East Stockton Sewer Project <br /> assessment for this property (A $250. 00 fee plus $ 15 . 00 <br /> per lot , prior to segregation , is required for <br /> processing per Ordinance No. 3337 . <br /> C . The frontage improvements for "F" Street shall be <br /> constructed in conformance with the standards for <br /> one-half of a 60-foot right-of-way urban street . The <br /> construction of the frontage improvements may be <br /> deferred at the option of the Department of Public <br /> Works , in which event the owner shall execute a <br /> Deferred Frontage Improvement Agreement prior to <br /> approval of the Improvement Plan and issuance of a <br /> Building Permit . (A $ 250. 00 fee is required for <br /> processing per Ordinance No. 3337 ) . <br /> 2 . LOCAL HEALTH DISTRICT <br /> Destroy the existing septic tank at 1428 N. "F" Street and <br /> connect to the public sewer system prior to recordation of <br /> the final map . <br /> 3 . PLANNING DIVISION <br /> The existing carport on Parcel 1 shall either be removed or <br /> relocated outside of the 4 . 5 foot required side yard setback <br /> adjacent to the proposed property line . <br />
