1.0 INTRODUCTION AND PROPOSED DEVELOPMENT: <br />1.1 Description of site: The project consists of two parcels totaling 78.76" acres. The project is <br />in a rural community. The address is 26850 N. Lower Sacramento Road, Acampo, CA 95220 <br />and 2600 E. Liberty Road, Galt, CA 95632. The site is zoned Rural Residential (R -R). The <br />project parcel numbers are 005-030-007 and 005-020-002. <br />Description of Proposed Development: This project is proposing to subdivide the two parcels <br />mentioned above to create 55 lot subdivision. The site would require these lots to be served by <br />private septic systems, but water will be served by the San Joaquin County (CSA 29). No <br />private wells will be required for domestic uses. The proposed subdivision would also comply <br />with several other requirements San Joaquin County has established. <br />1.2 Parcel location map: (See Appendix for Tentative Map with Vicinity Map and APN page). <br />1.3 Site Map: (See Appendix for Tentative Map). <br />2.0 PAST, PRESENT, AND PROPOSED FUTURE USES OF THIS SITE⢠<br />2.1 Discussion of Past, Present, and Proposed Future Uses: The primary source of <br />information of the historic use of this property is testimony from the owners, Frank Schmidt and <br />Norman Hulberg who were interviewed March, 2022. They owned the parcels for 10+ years. <br />3.0 IDENTIFICATION OF ALL PAST AND CURRENT SOURCES OF <br />CONTAMINATION: <br />3.1 Methods used to research: Methods used to research this parcel were records researched at <br />the San Joaquin County Agriculture Commissioners office in March, 2022 (see appendix for <br />results). An onsite survey was performed on March 2, 2021 by staff of Dillon & Murphy. The <br />San Joaquin County Environmental Health Department's underground storage tank mitigation <br />database list did not yield any concerns. <br />3.2 Description of all past on-site potential and/or known above and below ground sources <br />of contamination identified at the project site: Past on-site potentials for contaminations are <br />low. Historically there has been no underground storage tanks, not including the septic tanks <br />permitted with the San Joaquin County. The owners have no knowledge of improper above <br />ground storage of chemicals on the subject parcel. The property has been pasture ground for <br />cattle for over ten years. <br />3.3 Description of All Current On -Site Potential and/or Known Above and Below <br />Ground Sources of Contamination Identified at the Project Site: Presently, there are no <br />underground storage tanks on the property and visual inspection did not produce any evidence of <br />buried containers, as well as no odors that would be associated with buried chemical tanks. <br />County records indicated there are no tanks on site. On-site rainwater dissipates through either <br />percolation, evaporation, or natural drainage to an unnamed creek along the northerly portion of <br />the property. <br />
