CONDITIONS OF APPROVAL <br /> PA-2200071 <br /> MERRY L. HENDLEY TRUST, BRYAN & HEATHER VANDER SCHUUR,AND STEVEN P. &ALLISON L. <br /> CHINCHIOLO!QUARTAROLI&ASSOCIATES <br /> Lot Line Adjustment Application No.PA-2200071 was approved by the San Joaquin County Community <br /> Development Department on May 23, 2022, which is the effective date of approval. This approval will <br /> expire on November 22, 2023, which is 18 months from the effective date of approval, unless a Notice <br /> of Lot Line Adjustment has been recorded and a Record of Survey has been filed, if required by the <br /> Land Surveyors'Act. <br /> Unless otherwise specified, all Ordinance Requirements shall be complied with prior to approval of a <br /> Notice of Lot Line Adjustment. <br /> 1, COMMUNITY DEVELOPMENT DEPARTMENT(Contact: [209]468-3121) <br /> a. APPROVAL: This approval is for a Lot Line Adjustment between 2 parcels as shown on the site plan <br /> dated April 07, 2022. <br /> b. NOTICE OF LOT LINE ADJUSTMENT: A"Notice of Lot Line Adjustment" shall be recorded prior to <br /> conveyance of property through deeds by the owner. Legal descriptions of the resultant properties <br /> shall be submitted to the Surveyor's Division for review and forwarding to the Community Development <br /> Department. The legal descriptions shall be prepared, stamped, and signed by a Registered Civil <br /> Engineer, qualified to practice Land Surveying per Section 8731 of the Land Surveyors' Act, or a <br /> Licensed Land Surveyor. (Development Title Section 9-872.4) <br /> c. PROPERTY LINE SETBACK: The existing Ag Storage building (Structure K on Site Plan) shown on <br /> the eastern property line for Parcel 4 shall be setback a minimum of 10 feet from the proposed property <br /> line. (Development Title Table 9-610.2) <br /> d. WILLIAMSON ACT CONTRACT: The property owner shall rescind the current contract and shall <br /> enter into a new contract prior to recording the"Notice of Lot Line Adjustment". The"Notice of Lot Line <br /> Adjustment" shall not be recorded until the Williamson Act Contract application has been deemed <br /> complete. Filing Fees are required for this application.
