CONDITIONS OF APPROVAL MS-89- 13 Triad Pacific Builders Corp . Unless otherwise specified , all conditions of approval shall be complied with prior to the approval of the Parcel Map . PUBLIC WORKS DEPARTMENT 1 . A parcel map is required . 2 . All improvements shall be in conformance with the Improvement Standards and Specifications of the County of San Joaquin . All improvement plans and specifications must be approved by the County of San Joaquin Department of Public Works prior to approval of the Parcel Map . 3 . If improvements referred to herein are not completed prior to the approval of the Parcel Map , the subdivider shall execute an agreement with the County of San Joaquin insuring the completion of improvements within one ( 1 ) year after filing the Parcel Map . 4 . The sewer and water services shall be constructed in conformance with the requirements of the Local Health District , the Department of Public Works , and the Lathrop County Water District . A "will serve" letter is required from the Lathrop County Water District . 5 . Easement for utilities shall be provided as required by the public utility companies . LOCAL HEALTH DISTRICT 1 . Connection to an approved public water supply system is required . a. A letter from the water supplier will be required stating that they have the capacity to serve the development and that the system meets State standards prior to recording the final map. 2 . Connection to a public sewer system is required . a. A "will serve" letter is required from the sewer district stating that they have the capacity to serve the proposed project prior to recording the final map.
