<br /> <br />Current Conditions Report <br />Former SAN JOAQUIN COGENERATION <br />17200 Murphy Parkway, Lathrop, San Joaquin County, California <br />(APN 198-120-05) <br /> <br /> <br />1.0. INTRODUCTION <br /> <br />At the request of Heorot Power Holdings LLC (HPH), AGI has prepared this Current <br />Conditions Report (CCR) for the former San Joaquin County Cogeneration property <br />located at 17200 Murphy Parkway, Lathrop, California (herein referred to as Site or <br />subject property). The CCR was prepared to provide a summary of Site conditions, a <br />description of the potential remediation area (Cleanup Site) and proposed cleanup goals, <br />and identification of data gaps. <br /> <br />The CCR was prepared in accordance with guidelines provided in the PCB Facility <br />Approval Streamlining Toolbox, A Framework for Streamlining PCB Site Cleanup <br />Approvals (PCB FAST), dated May 2017, prepared by the United States Environmental <br />Protection Agency (USEPA). Specifically, the CCR checklist provided in TOOL 4, Section <br />III, Part B of the PCB FAST was generally followed to prepare this report. TOOL 4 <br />provides a checklist to perform a Toxic Substance Control Act (TSCA) risk-based PCB <br />cleanup in accordance with 40 CFR 761.61(c). The CCR is not required by 40 CFR <br />761.61(c), but is recommended before submitting a PCB risk-based cleanup approval <br />application. <br /> <br /> <br />1.1. SITE CONTACT INFORMATION <br /> <br />According to San Joaquin County Assessor information, the property is currently owned <br />by San Joaquin Cogen, LLC ETAL, a subsidiary of HPH.
