Gau, Senior Civil Engineer��L <br /> Public Services Division <br /> SUBJECT: COMMENTS ON DEVELOPMENTS <br /> APPLICANT: Georae Ferrero <br /> APPLICATION NO: SU-87-8 (Benson Place) <br /> APN 015-220-10 <br /> PROPOSAL: Major subdivision for a residential development <br /> Information• <br /> The site is located on the south side of Augusta Street, 350 feet west of <br /> Chestnut Street. <br /> The site is not located within a Federal Flood Insurance Administration <br /> Designated Flood Hazard Area. <br /> Augusta Street has an existing right-of-way width of 60 feet, and a planned <br /> richt-of-way width of 60 feet. <br /> Recaimendations• <br /> la. All improvements shall be in conformance with the Improvement Standards and <br /> Specifications of the County of San Joaquin Department of Public Works. <br /> All improvement plans and specifications must be approved by the County of <br /> San Joaquin Department of Public Works prior to approval of the Final Map, <br /> b. If improvements referred to herein are not completed prior to the approval <br /> of the Final Map, the subdivider shall execute an agreement with the County <br /> of San Joaquin, insuring the completion of improvements within one (1) year <br /> after filing the Final Map, <br /> c. The subdivider shall agree to and shall pay service fees of Woodbridge <br /> Lighting District and Mokelumne Acre Maintenance District for the utility <br /> services from the time the improvements are accepted by the County to the <br /> end of the Fiscal Year, or up to a one (1) year period, as the case may be. <br />
