CONDITIONS OF APPROVAL <br /> SA-01-50 <br /> Alegre <br /> Site Approval Application No. SA-01-00 was approved by the San Joaquin County Community <br /> Development Department on July 18, 2001. The effective date of approval is July 28, 2001. This <br /> approval will expire on January 27, 2003, which is 18 months from the effective date of approval, <br /> unless (1) all Conditions of Approval have been complied with, (2) all necessary building permits <br /> have been secured and remain in force, and (3) all necessary permits from other agencies have <br /> been secured and remain in force. <br /> Unless otherwise specified,all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to the establishment of the use and the issuance of any building permits. Those Conditions <br /> followed by a Section Number have been identified as Ordinance requirements pertinent to this <br /> application. Ordinance requirements cannot be modified, and other Ordinance requirements may <br /> apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT(Staff Contact:Leanne Mueller,468-3228) <br /> a. BUILDING PERMIT: Submit an"APPLICATION-COMMERCIALBUILDING PERMIT'. The <br /> Site Plan required as a part of the building permit must be prepared by a registered civil <br /> engineer or licensed architect. This Plan must show drainage,driveway access details <br /> (including gates),on-site parking,landscaping,signs,existing and proposed utility services, <br /> and grading(refer to the"SITE PLAN CHECK LIST'for details). A fee is required for the <br /> Site Plan review. (Development Title Section 9-884) <br /> b. APPROVED USE: This approval is to use 3.5 acres of a 30-acre parcel for the parking of six <br /> pickup trucks,four 2-ton trucks,a forty-foot trailer,two backhoes,D6 Cats, and the storage <br /> of air compressors. Also approved for the site are two 400-sq uare-foot cargo containers and <br /> a 1,200-square-footoffice as shown on the Plan dated June 1, 2001. (Use Type: <br /> Construction Services, Heavy) <br /> c. BUSINESS LICENSE: The applicant shall secure an approved Business License prior to <br /> the initiation of the use. The Business License maybe applied for concurrently with the <br /> building permit application. (Section 7-1000 of the County Ordinance Code) <br /> d. STORM DRAINAGE: Any additional storm water drainage created by new improvements <br /> shall be retained on the site. The drainage pattern and corresponding storm drain <br /> improvements shall be shown on the Site Plan. Drainage calculations prepared by a <br /> registered civil engineer or architect shall be included.(DevelopmentTitle Section 9-1135) <br /> e. SURFACING:Driveway, parking,and maneuvering areas for the pickup trucks and 2 ton <br /> trucks shall be paved and permanently maintained to provide a durable,dust-free surface. <br /> All other areas that are used for vehicular traffic shall be surfaced and permanently <br /> maintained with a chip seal. Aggregate base may be used for trailer,backhoes, D6 Cats, <br /> and air compressor storage areas. (Development Title Section 9-1015.5[e][1]a.) <br /> f. PARKING: A minimum of one(1) parking spaces shall be provided,including one van <br /> accessible space. Accessible spaces shall be located as close as possible to the primary <br /> entrance(C.C.R.,Title 24). Also, adequate parking for all approved trucks and trailers shall <br /> be provided.(One space is required for every 1,000 feet of building area.)(Development <br /> Title Section 9-1015.3) <br /> Conditions of Approval - 1 - SA-01-50 <br />
