If improvements referred to herein are not completed prior to the approval of the Final Map, the <br /> subdivider shall execute an agreement with the County of San Joaquin ensuring the completion <br /> of improvements within one (1) year after filing the Final Map. <br /> (Development Title Section 9-1100.3) <br /> 3. All interior streets and cul-de-sacs shall be dedicated, named and improved to County Standards <br /> for 50 or 60-foot right-of-way local or collector residential street. Jack Tone Road shall be <br /> improved on the subdivided side to County Standards for an 84-foot wide right-of-way minor <br /> arterial street. Brandt Road shall be improved on the subdivided side to County Standards for a <br /> 60-foot wide collector residential street. <br /> (Development Title Sections 9-8333.11(d)(2)(D), 9-857.4, 9-1150.2(d)(3) and 9-1150.5(b)) <br /> 4. A storm drainage study shall be provided for the area bounded by State Route 12/88 to the north <br /> and west, Tully Road to the northeast and Brandt Road to the south. The study shall show <br /> alternate provisions for storm drainage from the adopted Master Drainage Plan. The plan shall <br /> examine the existing system required to serve the study area. <br /> (Development Title Section 9-1135.2) <br /> 5. The project shall be served by a public water system conforming to the requirements of the <br /> San Joaquin County Public Health Services Environmental Services Division, the Lockeford <br /> Community Services District, and the Department of Public Works. The system shall provide <br /> adequate domestic and fire water supply in conformance to the requirements of the County Fire <br /> Warden and the Mokelumne Fire District. A "will serve" letter from the Lockeford Community <br /> Services District shall be provided. <br /> (Development Title Section 9-1120.2) <br /> 6. The project shall be served by a public sewer collection and treatment system constructed in <br /> conformance with the requirements of the San Joaquin County Public Health services <br /> Environmental Services Division, the Lockeford Community Services District, and the <br /> Department of Public Works. A "will serve" letter from the Lockeford Community Services <br /> District shall be provided. <br /> (Development Title Section 9-1105.2) <br /> 7. Street lighting shall be provided for the subdivision and the frontage of Brandt Road and <br /> Jack Tone Road. <br /> (Development Title Section 9-1150.11) <br /> 8. A Homeowner's Association shall be formed prior to the approval of the Final flap to provide <br /> for the maintenance and improvement of the private streets. <br /> (Development Title Section 9-1100.5) <br /> 9. The subdivider is subject to Drainage Trust Fund Fees (Area No. 26B), which currently are <br /> $5,692.00 per acre. The fee shall be automatically adjusted January 1 and July 1 of each year by <br /> the Engineering Construction Cost Index as published by the Engineering News Record. This <br /> subdivision is subject to the conditions of the Right-of-Way Contract dated September 15, 1983. <br /> (Development Title Section 9-1100.3) <br />
