CONDITIONS OF APPROVAL <br /> LA-99-7 <br /> Coldani <br /> Lot Line Adjustment Application No. LA-99-7 was approved by the San Joaquin County Community <br /> Development Department on March 3, 1999,which is the effective date of approval. <br /> Unless otherwise specified,all Ordinance requirements shall be complied with prior to approval of a <br /> Notice of Lot Line Adjustment. <br /> This approval will expire on September 1, 2000, which is 18 months from the effective date of <br /> approval, unless a Notice of Lot Line Adjustment has been filed with and accepted by the County <br /> Surveyor. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Terry Farris, 468-3154) <br /> a. A"Notice of Lot Line Adjustment shall be recorded prior to conveyance of property <br /> through deeds by the owner. Legal descriptions of the lands to be exchanged shall be <br /> submitted to the Surveyor's Division for review and forwarding to the Community <br /> Development Department. The legal descriptions shall be stamped and signed by a <br /> Registered Civil Engineer or a Licensed Land Surveyor. <br /> 2. DEPARTMENT OF PUBLIC WORKS (Staff Contact: Richard Hieb, 468-3000) <br /> a. A Recorded Deed is allowed, but if points or lines are set, a Record of Survey is required. <br /> The new legal description shall be submitted to the Surveyor's Division for review <br /> (Development Title Section 9-872.4). <br /> b. The new legal description must reflect correct distances and qualifiers in order to avoid <br /> overlaps or gaps. <br /> 3. ENVIRONMENTAL HEALTH DIVISION (Staff Contact: Steven Mindt, 468-0343) <br /> a. Construction of an individual sewage disposal system under permit and inspection by the <br /> Environmental Health Division is required at the time of development(San Joaquin <br /> County Development Title, Sections 9-1110.3 & 9-1110.4). <br /> NOTE: Because of the high ground water in this area, it is required that any new <br /> development be served either by public sewer or an engineered septic system designed <br /> to mitigate high ground water. <br />
