(2) A minimum of six parking spaces shall be provided, including one accessible space. (one <br /> space is required for every 1,000 square feet of building area.) These parking <br /> requirements are in addition to the parking required for the wholesale nursery operation <br /> on the remainder of the site. Parking calculations shall be shown on the site plan. <br /> (Development Title Section 9-1015.3) <br /> (3) Provide parking for the physically disabled. The space(s) shall be located as close as <br /> possible to the primary entrance (C.C.R., Title 24). <br /> (4) Provide identification signs for the parking space(s) including the"tow away" sign at each <br /> entrance or visible from each space (C.C.R., Title 24). <br /> (5) The slope of a parking space shall not exceed 1/4 inch per foot (C.C.R., Title 24). <br /> f. ACCESS AND CIRCULATION: The following requirements apply and shall be shown on the Site <br /> Plan: <br /> (1) Driveway width at the ultimate right-of-way shall be forty (40) feet maximum. The design <br /> of the driveway shall allow trucks to enter and exit the property without entering into the <br /> opposing lane of traffic. (Development Title Section 9-505.7) <br /> (2) Access gates shall be recessed from the property line a minimum of sixty five (65) feet. <br /> (Development Title Section 9-505.7) <br /> g. REMOVAL OF THE RECREATIONAL VEHICLE: The recreational vehicle located on the site shall <br /> be removed. <br /> h. BUILDING REQUIREMENTS: The following Uniform Building Code and San Joaquin County <br /> Ordinance requirements will be applicable and shall be incorporated in the construction plans <br /> before submittal to the Building Inspection Division: <br /> (1) Exterior walls less than 20' from a property line shall be of on-hour, fire-resistive <br /> construction. <br /> (2) The proposed building shall be provided with an automatic fire sprinkler system or divided <br /> into areas less than 6,000 square feet by area separation walls. <br /> (3) Provide restrooms conforming with all disabled access requirements (C.C.R., Title 24) <br /> (4) The construction plans shall indicate a Class"C" listed or non-combustible roof covering. <br /> 2.
