CONDITIONS OF APPROVAL <br /> PA-2200115 <br /> CARLOS E . MORENO GAMA & VERONICA H . ZARATE / JAIRO ENRIQUEZ <br /> Minor Subdivision Application No . PA-2200115 was approved by the Community Development <br /> Department on September 28 , 2022 . The effective date of approval is October 8 , 2022 . This tentative <br /> map approval will expire on October 7 , 2025 , which is three ( 3 ) years from the effective date of approval , <br /> unless ( 1 ) all Conditions of Approval have been complied with and ( 2) a Parcel Map has been filed with <br /> and accepted by the County Surveyor . <br /> Unless otherwise specified , all Conditions of Approval and ordinance requirements shall be fulfilled <br /> prior to approval of the Parcel Map . TENTATIVE MAP : The Parcel Map shall substantially conform with the approved tentative map dated <br /> May 13 , 2022 . <br /> b . LOT SIZE AND WIDTH : The following lot size and width regulations shall apply to this Certificate of <br /> Compliance : <br /> 1 . All parcels shall have a minimum lot width of 50 feet . ( Development Title Section 9 - 310 . 4 ) <br /> 2 . All parcels shall have a minimum lot area of 5 , 000 square feet . ( Development Title Section 9 - <br /> 310 . 3 ) <br /> c . PROPERTY LINE SETBACKS : All existing structures shall meet the minimum setbacks for structures <br /> in the R - L zone . ( Development Title Section 9 - 310 . 5 ) <br /> d . DEED RESTRICTION : A Deed Restriction shall be recorded requiring the construction of a single <br /> family residence on proposed Parcel 2 no later than 3 years after recordation of the Parcel Map . If a <br /> single family residence is not constructed in the allotted time , the existing car port on proposed Parcel <br /> 2 must be demolished under permit . The following note shall be recorded as a Notice of Minor <br /> Subdivision Restriction : <br /> A single family residence on proposed Parcel 2 shall be constructed no later than 3 years after <br /> recordation of the Parcel Map . If a single family residence is not constructed in the allotted time , the <br /> existing barn , existing shed , and existing swimming pool on proposed Parcel 2 must be demolished <br /> under permit . <br /> 2 . COUNTY COUNSEL <br /> a . HOLD HARMLESS PROVISION : Pursuant to Section 66474 . 9 of the Government Code , the <br /> subdivider shall defend , indemnify , and hold harmless the local agency or its agents , officers , and <br /> employees from any claim , action , or proceeding against the local agency or its agents , officers , or <br /> employees to attack , set aside , void , or annul an approval of the local agency , advisory agency , appeal <br /> board , or legislative body concerning a subdivision , which action is brought within the time provided <br /> for in Section 66499 . 37 of the Government Code . <br /> PA- 2200115 — Conditions of Approval 1 <br />
