Analysis <br /> Background <br /> The applicant is submitting this General Plan Amendment and Zone Reclassification in order to submit a <br /> Site Approval application to establish a truck parking facility (Use Type: Truck Sales and Services — <br /> Parking). In 1999, GP-99-3 and ZR-99-1 were approved to change the General Plan and zone of a three- <br /> acre portion of a 5.26-acre parcel from A/G to I/L and C-X to I-W. The applicant did not request enough <br /> acreage for the truck parking use and is now requesting an additional 0.53 acres. <br /> General Plan Policies <br /> The application proposal satisfies the Locational Criteria requirements for the Limited Industrial <br /> Development General Plan designation(Volume I, pp. IV-31,32). The property is located on a minor <br /> arterial and will utilize on-site services(well, septic,and on-site drainage). All future industrial activities shall <br /> be conducted entirely within enclosed buildings,and outdoor storage areas shall be screened. <br /> The I-W zone classification is compatible with the I/L General Plan designation, and the applicant's proposal <br /> meets the bases for zone classifications(Development Title Section 9-812.4, pp. 432).
