Y <br /> [1] INTRODUCTION <br /> *r2This Soil Suitability Study and Nitrate Impact Investigation presents the results of our research <br /> concerning the soil strata and groundwater under the above-referenced property. The subject <br /> property is located at 23100 South Kasson Road in Banta CA, approximately 3 miles northeast of <br /> the City of Tracy. Our study was done for two specific reasons: First,to determine if this property <br /> can support the existing septic system which serves the Wendlend Trucking Company. Secondly, <br /> our study addresses the current nitrate concentrations found in the on-site well and the water table. <br /> The General Plan Amendment does not support the current land use for the zoning designation; <br /> therefore, the zoning must be changed. Consequently, it was a requirement of the San Joaquin <br /> County Environmental Health Department to further investigate the current land use and determine <br /> existing nitrate concentrations, the suitability of the soil to accept wastewater effluent and <br /> groundwater conditions. <br /> This report is in compliance with the requirements for a Soil Suitability Study under Development <br /> Title Section 9-1105.2 Item (d) of the San Joaquin County Ordinance Codes. <br /> [2] SUBJECT SITE AND STUDY AREA BACKGROUND INFORMATION <br /> The subject site is near the northwest intersection of the southbound offramp of Interstate 5 and <br /> South Kasson Road. As denoted on the attached Plot Map and APN Map,the property consists of <br /> two parcels. Wendland Trucking Company currently occupies APN 230-060-04. There is a CFN <br /> Refueling Station southwest of Wendlend which has a chemical toilet for septic. Parcel 230-060-05 <br /> is open, vacant land. The property has been owned by the same family for over 25 years. <br /> The topography of the site is flat. The existing septic system extends from the north side of the main <br /> building to an open area to the northeast. No septic system permit for this system was found in the <br /> Environmental Health Department microfiche files. Therefore, the exact construction details are <br /> unknown. <br /> Surrounding land use consists of the Chevron Pipeline and Tanker Truck Loading Facility adjacent <br /> to the northwest of the subject property, the Duel Prison Facility to the northeast, and the town of <br /> Banta to the west. The surrounding housing density is extremely low. Agricultural production <br /> consists primarily of pasture land and row crops. The General Plan Designation is proposed I.W. <br /> Zone. The property is subject to inundation from a 100-year flood,which occurred during the floods <br /> of 1997-1998. A review of Application Permits on file with the San Joaquin County Environmental <br /> Health Department indicates there have been four Applications for Repairs/Additions in the one mile <br /> diameter study area. Two of these repairs were at the Chevron Facility. These applications for <br /> modifications to existing systems were for additional leachline drainage. This can be considered a <br /> low number of applications and was to be expected considering the low density housing in the area. <br /> 1 <br /> vaffey;4g Research <br />
