(DISTRICT 5). <br /> APPLICANT: Trimark Communities APN: 209-050-02 <br /> INFORMATION: <br /> The site is not currently located within a Federal Flood Insurance Administration Designated Flood <br /> Hazard Area. <br /> RECOMMENDATIONS: <br /> 1. All conditions on the "Will Serve" letter from Mountain House Community Services District <br /> (MHCSD) shall be met prior to approval of Final Map. <br /> 2. Traffic Impact Mitigation Fees will be required at time of development and shall be noticed by <br /> a statement on the Final Map. <br /> 3. All infrastructure improvements shall conform to the adopted Master Plan, Specific Plan 1, <br /> MHCSD improvement standards. <br /> 4. Sewer Treatment Plant and Water Treatment Plant shall be in operation prior to the issuance of <br /> any building permits, and shall be noticed by a statement on the Final Map. <br /> 5. Mountain House Parkway shall be improved from Interstate 205 to Byron Road with adequate <br /> traffic lanes to accommodate the anticipated increase in traffic. <br />
