SAN JOAQUIN COUNTY
COMMUNITY DEVELOPMENT DEPARTMENT
• `
• 1810 E.HAZELTON AVE.,STOCKTON.CA 95205-6232
c4/kORPHONE:209/468-3121 FAX:209/468-3163
September 14, 2000
M-E-M-O-R-A-N-D-U-M
TO: PLANNING COMMISSION
FROM: BEN HULSE,DIRECTOR
SUBJECT: MOUNTAIN HOUSE
Included in this packet is the agenda for the September 21, 2000, meeting which includes
the first subdivision for the Nlountain House development. All items for Mountain
House will be delivered to the Planning Commission independent of this agenda.
The first package you will receive will contain materials regarding the project description
and consistency analysis needed to make the finding that the project is consistent with the
General Plan, Master Plan, Specific Plan, Development Agreement, Development Title
and the Public Finance Plan. In addition, you will also receive a set of findings and a
separate package with a set of conditions of approval, both of which will be delivered
later.
We apologize to the Commission for this delay in materials, however, as of this time,
Thursday, September 14, 2000, we have just received some of the conditions of approval
from other agencies and only today received suggested findings from the applicants'
attorney. A meeting is scheduled to discuss the conditions of approval and findings with
the applicant on Friday, September 15, 2000.
As you can see from the delivery of these materials at this late hour, getting materials to
you in the normal packet was impossible and, therefore,we are having these materials
delivered to you. If we can, we will have all materials delivered in one package,
however,we suspect there may be two packages. Because of the late delivery of
conditions of approval and findings, and the lateness of the meeting with the applicant, it
may not be possible to have the Planning Commission proceed with all items on the
September 21, 2000, meeting. Continuance to September 28, 2000, may be necessary.
C: Board of Supervisors
County Administrator
County Counsel
